Saddlebrook

Estate acreage, an hour from Canberra
↓ Private acreage on the Canberra commuter belt. Released in stages, once.
The Release
Goulburn has never
had anything like this.
Private landholdings of five to ninety acres, conceived for the way the weekend is actually spent. Ride out from your own gate. Cut a track through the back paddock. Keep the horses, the float and the machinery at home. Delivered with MJW Building Worx, builders of the $13.5M record home, and released in stages, once.
The Point of Difference

A first for the region.
Estate land, made for the life on it.

Around Goulburn you can buy a working farm, or you can buy a house block. What has never existed here is acreage held to an estate standard and designed from the first line for the recreational life: envelopes sited for aspect, creek frontages preserved, ridgelines protected under covenant, and the room to actually ride. Saddlebrook is the first of its kind in the region.

Ride from the gate

Enough acreage to keep horses at home, with room for a stable, an arena and a float that never has to leave. Trails and creek flats on your own title, not somebody else's.

Bikes, tracks and toys

Space for a trail-bike loop through the back paddock, the boat, the van and the machinery shed. The gear you have been storing, paying for, or going without finally lives at home.

A weekend you don't drive to

No towing three hours for the escape. The fire pit, the dam, the dark sky and the quiet are already at your back door, an hour from Canberra.

The Land

Not lots. Landholdings.

107 holdings, from five acres to a genuine ninety, on gently sloping grazing country stitched with live creeks and dams. Room for the horses, the arena, the machinery shed, and a paddock between you and anyone else.

Every holding arrives with its building envelope already sited, 25 by 25 metres, positioned for aspect and set clear of the creek lines. You know precisely where the house sits before you sign. The timbered ridges are held as conservation, so the outlook you buy is the outlook you keep.

The Numbers
The case is the corridor, not just the comp.
A house in Canberra now medians around $1.04 million. In the Goulburn region it is roughly $640,000. That gap is the engine, and it keeps pushing priced-out capital buyers into this corridor for space and value. The same team's last release here, Glenmore Estate, ran from $575,000 to $1.5 million a block in three years. Saddlebrook enters the same corridor, on the same formula, before the price does.

01
Canberra's overflow. A Canberra house medians near $1.04M; the Goulburn region sits around $640k. Priced-out families and government workers keep pushing into the corridor for space and value, and that pressure isn't easing.
02
Finite large-lot land. Zoned R5 acreage on the Canberra commuter belt is scarce and rarely released. Saddlebrook is 107 lots, then there are none.
03
A proven operator. Same team, same growth corridor as Glenmore, the release that nearly tripled. This is the formula, run a second time.
04
Staged pricing. Stage one is priced to move and the register gets first pick. Every stage after it lists higher. That's why early is the whole point.
05
Growth with a floor. The region needs about 3,359 new homes by 2036, fast rail and a park-and-ride are planned for Goulburn Station, and the local renewable-energy build is adding thousands of construction jobs. This demand is structural, not a spike.

Regional figures (Goulburn and Canberra medians, value growth, vacancy, plus housing and jobs forecasts to 2025 to 2036) are drawn from public sources including Loan Market, DPN, propertyvalue.com.au, Goulburn Post and Goulburn Mulwaree Council. Glenmore figures are indicative of the developer's prior project in the same corridor. Past performance is not a guarantee of future value. Nothing here is financial advice or an offer; make your own enquiries.

Location

Far enough to breathe.
Close enough to matter.

Just southeast of Goulburn, off Windellama Road. About forty minutes to Goulburn's schools, hospital and rail, roughly ninety to Canberra. Fast rail and a new park-and-ride are planned for Goulburn Station. The Snowy is a weekend. You lose the traffic and the price tag, not the life.

The Homes

You've found the land. We'll build the home that belongs on it.

Saddlebrook is delivered with MJW Building Worx, builders of El Fin, the $13.5 million Gold Coast hinterland record. Every home is designed around your own holding: the aspect, the fall of the land, where the sun lands in winter, and where the shed and the stables need to sit.

You are never obliged to build with MJW. But if you want the land and the house handled by one team, this is the shortest line between the two.

01
Design around the block

The envelope is already sited. The house is drawn to suit it, not dropped on it from a catalogue of standard plans.

02
Built for the climate

Cool-climate country means real orientation, proper insulation, thermal mass and a fireplace that earns its keep. It is a different build to a coastal house.

03
Sheds, stables and infrastructure

Machinery shed, stables, arena, tanks, solar and septic planned with the house, not bolted on in year three.

04
One team, land to keys

Land, design, approvals and build coordinated together, so nothing falls into the gap between a developer and a builder.

Questions
What will the blocks cost?

Stage one pricing is being finalised now and is released to the register first, before it goes public. Register your interest and the price guide is sent to you the moment it is set. Stage one is the lowest Saddlebrook will ever be priced.

How big are the holdings, really?

From five acres up to a genuine ninety, with most of the 107 holdings sitting in the five to six acre range and a small number of much larger landholdings at the top of the release. Every one carries a 25 by 25 metre building envelope already sited for aspect and set clear of the creek lines.

Can I keep horses?

Yes. This is R5 large-lot residential zoned land in a rural setting, and the estate has been planned around exactly that: room for horses, stables, an arena, a float and the machinery to look after it all. Stocking rates and any specific conditions are set out in the information pack.

Do I have to build straight away?

No. Build timeframes and any covenant conditions are confirmed in the contract documents and set out in the information pack. Many buyers hold, fence and put in infrastructure first, then build later.

Do I have to build with MJW?

No. MJW Building Worx is the delivery partner and offers house-and-land packages designed around your holding, but you are free to bring your own builder.

What about power, water and septic?

Rural services. Expect tank water, on-site wastewater treatment, and power to be confirmed lot by lot, with solar and battery a common choice out here. Exact servicing details for each holding are set out in the information pack and the contract.

When does it settle?

The subdivision is at preliminary plan stage and staged registration timing follows council approval. Registered buyers are updated at each milestone, and the current programme is included in the information pack.

How do I secure one?

Register your interest below. The register gets the price guide, the block map and first pick of aspect before public release, in the order people registered. There is no obligation and no cost to be on it.

Answers are indicative and subject to final survey, council approval and the contract documents. Nothing here is an offer or financial advice.
